Yes! We provide high-speed internet in the living room and every bedroom.

Yes, we have card-operated washers and dryers in each building.

Meal Plans
Are meal plans required?

Nope! We don’t offer on-site dining, but all our apartments come with a kitchen, which includes a stove and full-size refrigerator so you can prepare your own meals at home.

Are pets allowed?

Yes, we allow cats at Parkway Plaza.

What’s the difference between your lease agreements and standard apartment leases?

We offer individual leases per person, rather than leases per apartment. This means, if your roommate fails to pay their rent, transfers, or moves, you won’t be held responsible.

How much does it cost to live here?

Are the apartments furnished?

We offer both furnished and unfurnished units based on your needs.

What if I need maintenance in my room or apartment?

Give us a call, stop by the office, or submit a service request through our resident portal on this website! Our awesome maintenance team prides themselves on quick, courteous service.

Can I choose my roommates?

Yep! When you fill out your application, you’ll have an opportunity to tell us more about yourself and your preferred roommate. You can even send your preferred roommate(s) an invitation to complete their application at the same time you’re filling out yours. Teamwork!

Can I request a specific room or building?

Absolutely! We will try our best to accommodate all special requests. These requests can be made on your resident profile card as well as your application. Please keep in mind that we operate on a first-come, first-served basis, so it is not always possible to grant you every preference.

Are any students given priority or preference?

Nope. Our community is leased on a first come, first served basis. That’s one of the reasons it’s so important to sign your lease early for the upcoming school year.

Can I have overnight guests?

Yes. As long as you have discussed your guest's stay with your roommates, you can have overnight guests for up to three consecutive nights, and all guests should register for a parking pass with our leasing office during normal business hours. Please make sure your guests park in guest parking to avoid being towed.

I’m graduating in December. Can I get out of my lease agreement?

We do not allow people to get out of their lease agreements. However, we do allow tenants to find someone to take over their lease agreements. It is your responsibility to find a replacement, but you can contact us directly to find out ways to make finding a replacement a little bit easier!

Is there parking on-site? Do I have to pay?

We have parking available on-site for an additional fee.

Is there a curfew at Parkway Plaza?

Nope! We offer students a lot of freedom in an academic setting. However, we do ask that you behave in a mature, responsible, and courteous manner while living here.

When is my rent due?

Rent is paid via 12 equal installments to pay out the entire amount due under your lease. The first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note these are all installment payment options and not monthly rent.

Are leases for families with children available?

Yes. This policy is for family occupants with one or more children under the age of 18 who are domiciled with (i) at least one parent, legal guardian, or another adult with legal custody of the children, or (ii) the designee of a parent, guardian, or other adult with legal custody, with written permission of such parent or other adult.

For family households with children, all household members 18 or older must (A) complete an application, and (B) sign the lease as a resident. For family households with children under 18, at least two people will be permitted to occupy a single bedroom. If a family household with children under the age of 18 requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis, depending on factors including but not limited to the size of the bedroom(s) and unit, age of the children, configuration of the unit, physical limitations of the property, and local occupancy codes.

If a child reaches 18 years of age during the term of the lease, the lease will be allowed to complete its term, but the renewal will only be offered in compliance with the occupancy policy as stated for those aged 18 and above. Children under 24 months of age at the time of lease signing will not be counted under the occupancy policy for purposes of maximum occupancy, but they will be counted for subsequent leases if they reach the age of 24 months during the term of the lease. The landlord reserves the right to lease any empty bedroom(s) in a unit.

Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.

What if I don't have a guarantor?

No guarantor is no problem, because we offer Leap as an option. Leap is a quick and easy process that fills in for a guarantor or co-signer. The application is free online and takes around 5 minutes to complete, and you’ll even get a conditional decision within 30 minutes during normal business hours.
